FAQs

How can I prepare for closing? Upon receipt of a real estate contract and/or lender title request, we will evaluate each file for its individual needs. Some of the information we will need may include address, phone number, e-mail address, loan information and homeowners association information.

What do I need to bring to closing? Please bring valid photo identification and any original documents that may be required for closing. We will advise in advance of closing.

Not able to make to the office for closing? That is no problem. We offer flexible and convenient options for closings that take place outside of our beautiful area. Some of these options include sending your closing documents via overnight service and/or coordinating notarial services.

What is reissue credit and do I qualify for it? Reissue credit or reissue rate is a discount you may be entitled to for a prior owner's title policy purchased on the property. We review every file to make sure you receive the lowest possible rate.

Title Insurance
The most important job of a title agent is to issue a title policy at the conclusion of the closing transaction. Unlike your automobile or homeowner's insurance, title insurance premium is a one-time charge. Why do you need title insurance? Title insurance protects you against unforeseen defects in title. Some examples of title defects include forged documentation, undisclosed or missing heirs or fraudulent impersonation of the true owner of the property.
Residential and Commercial Settlement
As soon as we receive a title request our office begins working diligently toward a successful closing transaction. Our staff immediately initiates a title search in order to resolve any issues quickly. All parties are contacted and coordination with third party vendors, such as a surveyor or pest inspector, is undertaken. With so many details involved the staff at Nautilus will communicate all necessary information so everyone involved feels confident in the closing process.
Notary Service and/or Courtesy Closing
We will be happy to notarize any documents needed. You will need to be present and provide valid photo identification. Please call our office for more information and to schedule a time.
Seller Net Sheets/Buyer Estimates
Nautilus Title & Escrow provides real estate agents with a unique tool to prepare seller net sheets, net to close, buyer estimates and much more any time, day or night. Our staff, however, understands the unique demands of a real estate agent. What if you are showing property but another client needs an estimate? We've got you covered.
